This traffic study uses data from as far back as 2001 and 2011 which is useless given the changes in the neighbourhood. Truck traffic has increased since 2016, along with regular vehicle traffic since the townhouses at 280 Manse Road adjacent to the community centre.

Traffic studies also only take into consideration what will affect drivers, pedestrians and cyclists, citing wait times at traffic signals, turn lanes etc., and not the detrimental effects of the noise, pollution, or road integrity due to the weights and loads of the vehicles.
Having been commissioned by the company and not by the city, there is no surprise that the findings favour the company.
