We are counsel to 2040 Yonge St. Limited, Yonge Glebe Investments Ltd. and Yonge Street Investments Inc., collectively the owners of lands municipally known as 2010-2050 Yonge Street in the City of Toronto (the “Lands”). The Lands are located on the west side of Yonge Street, between Glebe Street West and Lola Street, roughly mid-way between Davisville Avenue and Eglinton Avenue. The Lands are located within the proposed Davisville Protected Major Transit Station Area, as delineated in proposed Site and Area Specific Policy 722 (“SASP 722”) on Schedule “4” of City of Toronto Official Plan Amendment No. 570 (“OPA 570”).

We are writing to request that, as part of your approval authority, you modify OPA 570 by increasing the minimum density for the Lands as shown on Map 2 of the proposed Davisville Protected Major Transit Station Area within SASP 722 from 2.0 FSI to 9.0 FSI, as shown on Attachment 1 to this submission.
