We are the planning consultants for Tribute Communities and Halminen Homes with regard to lands they own abutting the north boundary of the urban area of Newcastle Village. On their behalf, we made submissions to the Envision Durham process detailing the planning rationale supporting a 85 hectare Settlement Area Boundary Expansion (SABE) to the north of the Newcastle Village Urban Area encompassing those properties. The new Official Plan before MMAH for approval has included SABE to the east of the Newcastle Urban Area but not to the north.

Our letter submission attached provides a detailed rationale for including the lands to the north within the new urban boundary in addition to the lands added by the Region of Durham to the east of the current urban boundary.

This is a formal request to add a "Community Areas" designation on Map 1 of the new Durham Regional Official Plan to the lands identified as BER-39 through the Envision Durham process.
