Being a tenant in the Seniors Housing Complex Holland Christian Homes, located at 7910 McLaughlin Road South, Brampton ON L6Y 5V5, I am commenting on the proposed Development at the Plaza, located at 545 Steeles Ave. W, Brampton ON L6Y 4E7, owned by Condor Properties.
The Holland Christian Homes Seniors Housing Complex is located just South of the Plaza, adjacent to the Plaza, separated by a brick wall.
The following concerns should be taken in consideration:
1. Main access to the New Development will be at McLaughlin Road South, just 25 meters South of the Intersection Steeles and McLaughlin Rd.
This will create congestion on the Intersection, going through any traffic light on Steeles and McLaughlin Rd S. and will be a hazard for traffic accidents.
2. Traffic flow on Steeles Ave. will be congested all the time, with two DUO Apartment buildings and a two Apartment buildings West of Lancashire Road, being built at Steeles Ave.
3. The height of the apartment buildings will exceed the height of the highest apartment building at the Holland Christian Homes complex, which is 17-storey high.
A 35-storey apartment building is just unacceptable.
4. Car insurance premiums in Brampton are already extremely high and premiums are linked to the postal codes. An increase of premiums might be expected with the increase of traffic in this area.
5. A proposal to include student housing is not necessary at all as Sheridan College still has enough land of their own to develop a student housing complex.
