The application for consent, 58-C-229456 is draft approved subject to conditions. The applicants have two years to satisfy standard conditions of draft approval, otherwise approval will lapse. The approval can be appealed using the procedure outlined below. Notice to appeal the decision to the Ontario Land Tribunal must be filed with the Minister of Municipal Affairs and Housing on or before June 15, 2025.
Conditions include: an application for consent to create an easement in perpetuity over part of PIN 62492-0542 for access purposes to the severed lot, the applicants shall enter into a Consent Agreement for the new lot with the Ministry of Municipal Affairs and Housing (MMAH), the Ministry is to be provided a letter from the Thunder Bay District Health Unit, the Ministry is to be provided a written confirmation of adequate capacity to dispose of hauled sewage generated by the lots, an archaeological assessment and a written confirmation from Ministry of Transportation (MTO) that continuous access of the Highway will be granted for the retained and severed lots.

The purpose of this application for consent is to create one new lot for resource-based recreational use.
The proposed new lot is currently vacant but proposing a new cottage. The proposed new lot will be serviced by a private well and septic system.
The retained lot has an area of 50.02 hectares, 893.65 depth and 1,150 metres of frontage. The retained lot currently has a cottage, sauna, garage, septic system, and well. Both the proposed new lot and retained lot will be used for resource-based recreational use.
The effect of this application is to create a new resource based recreational lot.
