These MZOs are unnecessary, unjustified, and harmful. Oakville already has a fully approved, provincially compliant planning framework in OPA 70 that enables significant growth, can proceed sooner, and was developed through an open, democratic process. In contrast, this TOC relies on extraordinary density levels that exceed local capacity, removes affordable housing requirements, and is tied to a long, uncertain build timeline that does nothing to address near-term housing needs. There is no infrastructure readiness, no market alignment, no municipal support, and no credible urgency. The only clear outcome of imposing these MZOs is to secure speculative land value for a private proponent while stripping the Town of flexibility and accountability. This is not sound planning and not in the public interest. I vote NO for these MZOs.
