i am commenting on the MZO process as it is being proposed for Oakville. The Trafalgar/QEW proposal is ludicrous. It is primarily to enrich the developer who will likely sell the condos to investors. It won't provide meaningful housing of the type needed. Most of it will be studio or one bedroom. there is no market for that type of housing in Oakville. these are the types of condos that cannot be sold in Toronto.
the way the development charges work, they won't be payable until after completion which will leave Oakville taxpayers on the hook for about $1b in needed infrastructure. if the project is delayed, which it likely will be, that is a large burden on we taxpayers.
the entire process smells of corruption. I don't know why the provincial government would get involved with a developer who appears to have an in with the premier - attending the famous wedding, etc. It won't look good for the PC party. this is like an 'own goal' in FIFA terms. It will make it very difficult for Mr. Crawford to be re-elected.
The proposal made by the Town of Oakville is much better in scale, and in usefulness.
