These MZOs would create out-of-place, unreasonably high density in an an area that's not suited for it. They override the already sensible local planning of OPA 70 which meets requirements, creates desirable space that's well suited to the area, and is ready to go.
Importantly, this makes even less sense at a time when the GTA condo market is in decline with softening demand, while 2025 had a record high of ~31,500 completions. With even more supply expected to come to market in the near future, CMHC expects listings to increase, further precipitating this drop in demand, and starts are beginning to collapse. These would become out-of-place, super density, micro-condos with no demand.
It would be disappointing for this government which I voted for to push for this unreasonable, out-of-place and economically nonviable project.
