As a homeowner, I am writing in support of the proposed changes to the performance standards governing ARUs. Existing zoning bylaws can be overly restrictive, adding unnecessary cost, and yielding highly inefficient floorplans. In many cases, because of zoning by-laws, it is simply unfeasible and not cost efficient to build ARU structures.
In addition to the proposed changes, I would implore additional changes speaking to the allowable height of ARUs. Currently, some zoning bylaws make the ARU height conditional on its separation from the main building. For example, the City of Toronto's zoning bylaws permit ARUs at a maximum of 2 storeys, subject to the following separation distances from the main building:
>5m, then ARU height is max 4m
>7.5m, then ARU height is max 6m
The Province's proposed changes should account for this, and override these conditional height requirements. I suggest making 2 storey ARUs permitted as of right.
