THERE ARE SERIOUS CONCERNS WITH THE COLLECTIVE IMPACTS OF THE PROPOSED RESTRICTIONS ON LOCAL MUNICIPALITIES ENSURING GARDEN AND LANEWAY SUITES DO NOT HAVE NEGATIVE ENVIRONMENTAL IMPACTS. NOT ALL LOTS ARE APPROPRIATE FOR DEVELOPMENT. THERE ARE ISSUES WITH ACCESS TO THE REAR OF THE PROPERTY BY FIREFIGHTERS, FLOODING AND LOCAL ISSUES WITH OVERFLOW OF SEWERS, AND THE NEED TO MAINTAIN OR INCREASE TREE CANOPY TO REDUCE DEMANDS TO COOL PROPERTIES IN THE SUMMER AND REDUCE THE HEAT ISLAND EFFECT.
FOR EXAMPLE A METRE SEPARATION WHEN YOU FACTOR IN A 2.5 REAR DECK ON THE MAIN BUILDING (AS PERMITTED BY THE CITY OF TORONTO) ALONG WITH A 1.5 M PATIO IN FRONT OF AN ARU (AGAIN CITY OF TORONTO) THERE WILL EFFECTIVELY BE NO SOFT LANDSCAPING BETWEEN THE STRUCTURES.
NOT ALL LOCAL GOVERNMENTS USE COVERAGE TO CONTROL MASSING. TORONTO IN THE FORMER CITY OF TORONTO USES FSI, IMPOSING A TOTAL COVERAGE REQUIREMENT MAY REQUIRE TORONTO TO AMEND BY-LAW 569-2013.
REMOVING FSI COULD RESULT IN ARUS BEING LARGER THAN THE MAIN BUILDING.
