I understand the need for more housing. But passing these ideas is opening up a can of worms akin to the Wild West.
1) The angular plane protects those already residing in the area from obtrusive buildings and shade. If infill is necessary at least respect those existing residents and their quality of life
2) As of right doesn’t address that not all spaces are suitable for whatever - the process was thoughtful for a reason - to protect spaces and neighbours from overdevelopment
3) environmental impact from overdevelopment is real - flooding when the water has no place to go where a greater % of the land is covered. Taxing already stressed sewage systems.
4) building distance separation was put in to allow people on each lot to live in peace. By overriding that, you are benefiting one to the punishment of another. Noise pollution is a real problem.
Housing needs to be addressed but this allow anything and punish existing residents will prove a disaster. Only one entity will benefit and it isn’t those trying to live in peace.
If you do nothing else, please PROTECT THE ANGULAR PLANE. Personal space and privacy and maintaining some sunlight on neighbourhoods is the least you can do if you intend to allow building everything everywhere.
