I oppose the proposal by the Province of Ontario will override all Floor Space Index zoning requirements in zoning bylaws if the property will have a basement suite, secondary suite or Garden Suite on the property. No limit to the size of buildings on the lot.
I oppose the maximum lot coverage that would allow at least 45% lot coverage for all buildings and structures on properties with basement suites, secondary units or Garden Suites.
I oppose the minimum lot size that would override all minimum lot size/ area requirements to support having an ARU. Some lots are just too small.
I oppose the above items because living in south Etobicoke (Long Branch) and having lived through three (3) basements flood in 24-years, there is insufficient soft landscape to address climate change, water issues, and building more homes on lots will only cause more problems, and insurance will stop covering homes, which will result in mold, health issues, devaluation of home, lower property values, lower property taxes, less municipal revenues, less services, more debt, more costs pushed to the younger generation! This has to stop.
