The province needs to ensure that measures included in this bill does not impact municipalities ability to deliver real savings to homebuers that are achieved through better construction practices. While there is a very small upfront increase in building this way, the longterm (and even medium term) affordability of those homes is much much lower. There are legitimate reasons for sun/shading studies when done in the context of a net zero or passive home build. The amount of sun a building gets directly impacts the amount of cooling (or heating) that building gets and ignoring this puts buyers on the hook for exhorbitant heating and cooling costs -- dwarfing any upfront "savings".
With a fresh mandate, this government should be taking bold action to adopt net zero buildings and capacity building to set Ontario up to build more homes -- better, ensuring the new homes we do build are more comfortable to live in, and more affordable over the entire life of the buildings, not just the upfront cost.
