Any mapping using MNR land use mapping or delineated built-up areas should be updated to 2018/2019 when conducting the methodology. New technology, especially with several startups and Google-backed firms have the technology to identify building and build up area automatically including being able to eliminate tree, pool, and other non-building factors using satellite imagery.
The delineated built-up area that is currently available is out of date and with rapid development across the GTA, this would be inaccurate. The built-up area should be crossed with all development applications and building permits over $1 million that has been approved. MPAC has all building permit data and each municipality has the development application data in a machine-readable database. All historical and approved development application provides an estimated number of gross sq meters of residential or non-resident (commerical/employment)
In December of 2017, 50+ development application were submitted to the City of Toronto in a single month, which could completely change your density, housing, and built-up areas.
When possible, can you provide a list of data sources, accuracy, and when it was updated.
I would like to be e-mail about any new update or stakeholder engagement for this Methodology.
