As per the "Report of the Ontario Housing Affordability Task Force" there is a clear scientific consensus that the primary way forward is to intensify existing urban areas and stop exclusionary zoning.

Removing more land from protected areas to make way for single family housing developments instead of developing what is available and urban densification is part of what Strong Towns calls the "Growth Ponzi Scheme". As other single family suburbs grow older the infrastructure that needs to be replaced cannot be afforded by the locals of the subdivison and thus a new one needs to be built and those development fees used to pay for the repairs and the cycle repeats. The tax revenue collected compared to the infrastructure required is disproportional to what's built and non sustainable to the land uses.

Furthermore these lands are vital farmlands. Canada as a whole is a very northern country with little arable land due to the Canadian shield and our northern climate. With Russia's invasion of Ukraine sending riptides for the gain market, it is vital to Canada's national security and independence to protect our farmlands. We cannot rely on Latin America and the US to provide Canada will all our food and produce.

I call on the government to first and foremost continue with the proposal to allow more development on what has been zoned as exclusively single family housing. As well as place further incentives for urban infill developments that create gentle density (duplexs, triplex, walkup housing, 5-over-1s, mixed use housing) that are walkable and close to transit to take cars off the road instead of more subdivisions of single family zoning that sees more and more cars pile onto major highways creating gridlock.
