Being a local Barrie and Simcoe resident I have learned over the years it is very difficult to build/ re build and add to existing properties. Having owned multiple residential properties in the city of Barrie it has always been unrealistic to meet certain guidelines such as setbacks for secondary suites/ buildings.
I also own a property that boasts 100 ft by 150 ft lot which is only zoned residential on Mapleview Drive East. This stretch of Mapleview has been recently widened to accommodate all new homes being built in the annexed lands. On such large lot I can easily accommodate a mixed use with Residential and commercial buildings. This will help intensify such area as Mapleview drive by providing both residential and business needs. The process of rezoning is very expensive and never a guarantee. There must be a much better way for the municipality to re-zone certain areas or grant automatic permits based on smaller requirements.
Intensification seems to be the only way these days to speed up the housing demand without expanding city boundaries.
