RE: 900 Clair Road West, Guelph – Vacant Land Re-zoning for Residential Development
Dear Minister of Municipal Affairs and Housing,
900 Clair Road, Guelph 5 acre severance for rear portion of lands is appropriate for use to supply a source of affordable housing to the people of the City of Guelph. This property is connected to 280 Clair Road lands which has approximately 11 acres of developable land mass. These lands are in close proximity to an existing housing neighborhood. It is well served by schools, recreational space, commercial uses such as grocery stores and essential municipal services. Importantly the property is well located within the established built up urban environment of the city.
The advantage of a large quality property is that it can be utilized to provide 824 units of one, two and three bedroom housing. All of this without over developing the property. We require your assistance to break the log jam of regulatory hurdles, imposed by municipal staff, which impede the timely development of the site. We enjoy the support of municipal politicians to develop the site for residential uses.
Discussions are underway to include the development of an adjacent location. This would see the development increase to over 25 acres and the volume of affordable housing provided increase to 1,164 units. Most importantly the additional property would increase road access to the property.
In summary, the development of 900 Clair Road lands currently being severed will support the logical development of a strategically important property within the City of Guelph.
