RE: Approval of County of Simcoe’s Official Plan (ERO number 019-6113) – Consideration of Silver Creek Estates to be in the Settlements Area
We, CAPREIT Apartments Inc., are the landowner of the Manufactured Home Community known as Silver Creek Estates located within the Township of Severn. The purpose of our submission is to incorporate the long-standing Silver Creek Estates and its future expansion lands into the Settlements Area. The Simcoe County Official Plan designates our lands as 'Greenlands'. However, this designation conflicts with the Mobile Home Residential designation identified by the South of Division Road Secondary Plan as per the Township of Severn Official Plan. We also note that the elected Council of the Township of Severn is supportive of our request and has previously made a submission to Simcoe County to appropriately include the entirety of the South of Division Road Secondary Plan Area, including Silver Creek Estates, into the Settlements Area. Inclusion of the Silver Creek Estates will resolve the conflict between the County and Township Official Plans. The inclusion will also support future expansion of the community and since "Manufactured Homes" are generally a more affordable housing alternative to standard subdivisions, it will also help increase much needed housing supply in a affordable range for the future residents.
CAPREIT Apartments Inc. is grateful for the continued actions taken by the Province to improve housing supply. Thus, we respectfully request that the Silver Creek Estates are designated as Settlements Area in the Simcoe County Official Plan.
