The purpose of this application is to add a 0.058 hectares portion of land from Lot 4 M369 to Lot 3 M369 to correct an encroachment as well as create an access easement over Lot 4 M369 in favour of Lot 3 M369.
The proposed lot addition has an approximate frontage of 10.2 metres, depth of 84.2 metres and area of 0.058 hectares. The proposed retained lot, Lot 4, has an approximate frontage of 33.06 metres, depth of 183.8 metres, and area of 0.65 hectares. It includes a cottage, and number of out buildings built in 1953. The receiving lot, Lot 3, has an approximate area of 0.32 hectares and includes a garage built in 1983, and outbuilds. Both the proposed retained lot and receiving lot use private servicing including lake water and individual septic systems as well as Hydro One, and Keewatin Patricia District School Board. No new buildings or structures are proposed at this time.
The effect of the lot addition is to change the property line between two adjacent lots to correct the encroachment of a shipping container, garage, and shed. As well, an access easement will be created.
The subject lands are located on the Lake of the Woods, Unincorporated Township of Kirkup, District of Kenora, approximately 2.5 kilometres southeast of the City of Kenora municipal boundary. The subject lands are accessed by private road, Lindstom Road from Pine Portage Bay Road off of Highway 17.
