I wanted to start by applauding and thanking the Province of Ontario for this proposed bill. All of these changes will expedite housing. The biggest and in my opinion the most impactful change will be removing regional planning. I am a small developer and in my experience dealing with the Regional Municipality of Waterloo planning division is terrible. They take 9-12 months to give comments. Don't respond to emails or call and spend more time putting up road blocks or finding road blocks than approving my OPA. Getting rid of regional planning cant come fast enough! thank you so soooo much!
