I support the proposed regulatory change under Schedule 7 of Bill 17 that would allow small variations (within 10%) to zoning setbacks to be permitted “as-of-right” for urban residential lands outside the Greenbelt. Streamlining minor variances in this way is a practical step toward reducing red tape, cutting costs, and enabling more housing options, including secondary units like basement suites or laneway homes.

This approach can play a meaningful role in helping many like our youth, young families and seniors access affordable housing in the communities they already live in. Supporting modest intensification within existing neighbourhoods is key to building inclusive, sustainable cities.

However, I urge the government to ensure that municipal tree protection bylaws remain fully respected, especially in regard to preserving mature trees. These trees are not only essential for cooling, air filtration, and stormwater management - they are also critical carbon sinks. Mature trees store large amounts of carbon and continue to sequester CO₂ year after year, helping Ontario meet its climate commitments.

With that safeguard in place, this proposal offers a balanced and thoughtful path forward for housing affordability, environmental protection, and sustainable urban development.
