On behalf of development applicants, there is a need to mix and match lot sizes and frontages in existing built-up areas and neighbouring areas.
Smaller lots will allow for more affordability. It will also allow people to downsize and stay in the neighbourhood they love, and enable young family members to start a new home in the same neighbourhood they love.
Not all lots need to be the same size to have a compatible land use pattern. As many planners know, compatibility does not mean the same thing; it means the development needs to be able to coexist in harmony.
Therefore, there should be flexibility in allowing infill development on urban parcels of land.
