I wish to express my serious concern regarding the proposed Transit Oriented Community. The plan, as currently presented, represents an excessive and disproportionate level of density that is both unprecedented and unsustainable within Oakville. It fails to properly consider the cumulative impact of other large developments in close proximity, including the proposal for sixteen towers ranging from thirty eight to forty storeys less than one kilometre away, as well as additional towers being advanced at Trafalgar Road and Cornwall Road. When taken together, these projects create a scale of intensification that appears to exceed what the area can responsibly support.

The anticipated strain on local infrastructure further heightens this concern. Traffic volumes are already beyond manageable levels at key intersections such as Trafalgar and Cornwall, where residents experience significant gridlock at various times of day. Existing traffic studies have already illustrated these problems, yet the proposal appears to move forward as if these findings were inconsequential. Advancing density of this magnitude without realistic, timely mitigation measures risks paralyzing the transportation network, delaying emergency service response times, and eroding the quality of life that Oakville residents expect.

There is also a substantial financial implication for taxpayers. Excessive density inevitably shifts long term operational and servicing costs to the municipality, including increased demands on roads, sewers, emergency services, health care capacity, and the productivity costs associated with congestion. Residents will be required to pay for infrastructure that is strained in perpetuity, not only financially but through lost time, declining mobility, and overburdened public services.

Compounding these concerns is the proposal’s lack of essential amenities. There is inadequate provision for outdoor spaces, parks, schools, community facilities, and programming that would allow residents to live, learn, recreate, and socialize in their own neighbourhood. Building vertical communities without sufficient social, educational, and recreational infrastructure risks creating isolated and unbalanced environments that do not meet the long term needs of families, seniors, or working residents.

For these reasons, I strongly support the Town of Oakville’s proposed Official Plan Amendment, which prioritizes Midtown as a livable, sustainable, and complete community. It represents a thoughtful, community centred approach that ensures intensification is supported by necessary infrastructure, mobility planning, and amenities. I respectfully urge the Province to work collaboratively with the Town to realign this TOC proposal so that it reflects responsible planning principles and the shared vision residents have for a thriving and well functioning Oakville.
