Here is my feedback concerning the Proposed Modification to O. Reg. 525/97

* The Lake Simcoe watershed needs more forests and wetlands, not less. The provincial Natural Heritage and Agricultural systems must be implemented immediately.

* We challenge the need to open up settlement boundary expansions outside of the Municipal Comprehensive Review (MCR) process, (coordinated reviews of Official Plans every 5 years).

* Permitting low density development below 1990 levels and opening up settlement boundaries when there is already an excess of land (23 year supply of residential land in York Region) is perpetuating an unsustainable growth pattern, called sprawl.

* We need more rental housing built for low income people especially around major transit stations located in urban areas, and a better mix of homes: smaller, more affordable homes for seniors downsizing and for young people starting out.
