I do not support the proposed plans to open up the Greenbelt.

Instead, the province should, in cooperation with the City of Toronto, examine the elimination of "Neighbourhood" OP land use designations within the boundaries of the old pre-amalgamation City of Toronto.

The majority of this area is built out on a traditional urban grid-iron with transit rich streets with main street character but are occupied by tired, old detached and single detached homes which are unaffordable and not designed with today's resident in mind.

In eliminating the "Neighbourhood" OP land use designation within the Old City of Toronto, the Province and City could grant as of right permissions for up to 6-12 storey's depending on context ANYWHERE within the Old City of Toronto , provided the proposal is technically feasible.

The result would be the slow but study intensification of the old city of Toronto with missing middle housing. This, in addition to MTSA's and the growth nodes already identified via the PPS and GPGGH, would provide a significant amount of available land for redevelopment that would be affordable, sustainable and within the already built up area of the region.

If the province is looking to facilitate lower density housing forms built out on suburban growth models, consider smaller market City's like London, KW, Guelph, Barrie, Peterborough, and Kingston as 'hubs' that can facilitate this style of development.

The GTHA is a global city region. We cannot keep building sprawl. We need to build up and we need to attack the yellow belt, instead of the greenbelt.
