We need density - not sprawl.
The GTA has the highest average approval times in all of Ontario according to statistics from the latest BILD meeting. Taking away areas of the greenbelt within the GTA will save initial zoning costs. However, this will be transferred to the average person and municipalities through having to expand servicing and roads to brand new areas, increased maintenance costs for municipalities who have to travel further out, and increasing the number of subconsultants throughout the life of a project (environmental, hydrogeology, natural heritage, noise, water main, etc.) and back-and-forth needed to properly assess and approve the sensitive area.
We need improved zoning laws that make it easier for developers to use land that is already available. We need improved zoning laws that make it easier to build mixed-use and mid-rise developments.
Build ON - but build up!
