Thank you in advance for reviewing my submission.

Forgive me for being blunt, but this bill is hot garbage being disguised as an attempt to alleviate the housing need. In reality its just gutting municipal and environmental authorities in their planning processes.

That in tandem with bill 109, it's very evident that Mr Doug Ford is just pandering to his lackies in the construction/ development sector. It's horrible and scary and I completely disagree with this approach

This is politicking at it's very worst. The idea that building 1.5M houses will solve a housing crisis or make housing affordable is foolish. I am unsure whether economic advisors just haven't been consulted or if your heads are in the sand. Politicians are just looking for a flashy gesture that looks good in the paper.

A better approach would be to recognize and highlight that owning real estate is a privilege not a right. Toronto is the 3rd largest city in N America (excluding Mexico City) and the idea that an average two income household should be able to buy here is silly. New York, LA, London, Hong Kong, Tokyo - there are our peers and you need to have a high income to buy anywhere close to these.

Find other solutions:

- allow houses to be subdivided and sold as units. See London UK for a working model over 30 years old

- encourage developers who want to build and own rental blocks NOT just low quality condos where developers can walk away scott free passing all problems to the new owners.

- Have these purpose built rental buildings have a mandatory section of rent controlled Lower income housing. Again, London UK has a working model of this for years

This all stems back to ownership is a privilege not a right. Change people's mind sets. Over 50% of the German population rents their entire life. It is normal.

Bill 23 is a travesty and I'll be horrified if it goes through. Politicians should focus on the greater good, not their current term and some short term headlines. Sacrificing our environment for not even a band aid fix is awful.

I would be happy to be contacted by someone if they wanted an opinion
