I do not support the proposal to develop some greenbelt lands and to replace some of it with land in other geographic locations. Especially given the impact of 'swapping those lands' is not fully understood yet and that there are other lands available to build on and other measures that could be used to address housing stock. In addition to real concern about the environmental impact it makes no sense to build where new infrastructure will be needed.
Also, without specific additional requirements in the proposed regulation, e.g. requiring affordable rental stock, building on these lands will not address the most critical needs. We must ensure new build strategies do not just result in more low density, expensive housing for well-off buyers looking for preferred locations.
I am aware that we must work with developers but their long-standing ask for these lands is not rooted in the desire to address Ontario's housing issues. We have to set the standard that will address 'climate, affordability and availability' - then, ask for there input on how they can work toward those goals.
