Without regulation it is likely that this development area will turn into another area of low density, million dollar homes which do not help the average Ontarien in anyway. While encouraging development is important, doing so to make your friends a couple bucks and not help the average person simply accomplishes nothing. I don’t see how this helps overall with 0 regulation.
