I did not see any proposals in the 2024 Draft Policy Statement regarding severances of farmhouses no longer used by the farmers.
The government is totally ignoring all farmers and non-farmers who would like to sever their old century farmhouse to a family who need housing, before it becomes totally decrepit and is demolished.
The current policy of having to buy another farm with a house and have 1 home demolished as "surplus" is an old outdated policy not applicable today. These days, farmers expand their operations by renting lands as many farmlands are owned by people/corporations who don't want to farm. Renting farmlands to "Tenant" Farmers help them expand their operations without the financial burden to purchase another farm. THIS IS A WIN FOR THE FARMERS AND PRESERVING FARMLANDS!
These farmhouses are already TAXED AT THE RESIDENTIAL RATE, and the lands around the house are not used in farming operations, due to MSD.
SO, THESE TYPES OF LOT CREATIONS ARE NOT AFFECTING AGRICULTURAL LANDS. Folks buying these houses, like rural living and don't mind smells if there is any. There are many farms not involved with livestock, which just grow crops.
If the government doesn't change this policy, in the next 5 years, we will have to demolish an old century farmhouse duplex (2 Units). Currently, we have someone who would like to buy it, but because of the government's PPS to the Municipalities it's impossible to get the farmhouse severed.
In the end, 2 families occupying the 2 units in our 100+ year old Century Farmhouse will have to find homes...because we sure don't plan to deal with tenants and "fix up" anything in this old house.
