Section 4.1: Woodlands in urban or near-urban areas would be afforded greater protection if it were made clear that they must be accepted as parkland dedication as part of future development applications. Too many of these woodlands are disappearing because they are not appropriately valued by municipalities etc. Many times, municipalities plan trees on some parkland they acquire. Would be much cheaper and effective to accept treed parkland rather than having to try to create new woodlands.
Section 4.1 #9: This is a critically important policy.

Section 5.2 #3 c): Conservation authority (CLOCA) not allowing new dwelling units on lands within a large built up section of an urban area, outside of any hazard lands, due to flooding of a portion of the access road under regional storm flood conditions. Other access could be available through publicly owned lands or if other road improvements were made to avoid the flooding hazard. Use of this policy is causing undue hardship and is being applied in an overly burdensome way. Policy should clarify that it does not apply where public lands outside of the floodplain are available for emergency access use even if not presently used as a road.

General comment: Prime agricultural lands must be rigorously protected.
General comments: It must be made clear that municipalities etc. must make allowances to accept the widest range of housing options without delay or financial burden to the proponent. This would include tiny homes, laneway developments etc. Municipalities must adapt to widen the range of housing available to the greatest extent possible.
