The use of the MZO is not justified in this location. It is not an intensification area, in fact its an employment area which provides jobs for us the residents if vaughan. MZOs should only be used in intensification areas where shovels will go into the ground immediately to build homes. The region of York has identified that there is not servicing capacity for this location. They would have to take servicing from legitimately planned intensification areas. It will destabilize the employment area, since all the other land owners will try to use MZOs to build high density residential.
