The purpose of this application is to sever approximately 0.16 hectares of PIN 42150-1433 from a property composed of PINs 42150-2779 and 42150-1433, to be added to the adjacent property composed of PIN 42150-1432 and 42150-1434 as a lot addition. The majority of PIN 42150-1433 would be transferred, apart from a small section adjacent to PIN 42150-2779 to accommodate the existing septic system. As a result of this application, the benefitting property would have an area of approximate of 1.62 hectares. PIN 42150-2779 would also be merged with the adjacent PIN 42150-2778 resulting in a parcel of approximately 0.70 hectares.
The effect of the application is to permit transfer PIN 42150-1433, which contains a resource-based recreational dwelling, to the adjacent property owners, and reduce the number of transferable lots on the island from three currently to two. The outcome will be one lot composed of PIN 42150-1432, PIN 42150-1433, and PIN42150-1434 and another lot composed of PIN 42150-2778 and PIN 42150-2779.
There are several existing cottages and septic system on the island. No new development is proposed, except for a new septic system for the cottage on PIN 42150-1433 and PIN 42150-1432. Currently all cottages use water from Lake of the Woods and electrical service from Hydro One. Domestic garbage is taken to the City of Kenora Waste Transfer Station.
The subject lands are located just outside of the municipal boundary of the City of Kenora on Espapeka Island. Nethercutt Docking and Tall Pines Marina are used for mainland docking and parking.
