The subject properties are described as as PIN 42150-1064 (I.T) being PCL 5606 SEC DKF; LOCATION G1754 UNSURVEYED TERRITORY SITUATE ON THE S/S OF HAY ISLAND, LAKE OF THE WOODS EXCEPT PT I & 2, 23R6377; RESERVING ALSO AN ALLOWANCE OF TEN FT IN PERPENDICULAR WIDTH ALONG THE SHORE OF THE LAKE OF THE WOODS; District of Kenora (the "Subject Property") and PIN 42150-0554 (LT) being PCL 36416 SEC DKF; PT LOCATION G1754 UNSURVEYED TERRITORY SITUATE ON THE S/S OF HAY ISLAND, LAKE OF THE WOODS BEING PT l, 23R6377; RESERVING ALSO AN ALLOWANCE OF TEN FT IN PERPENDICULAR WIDTH ALONG THE SHORE OF THE LAKE OF THE WOODS; District of Kenora (the "Lot Addition Lands").
The subject land is located on Hay Island of Lake of the Woods approximately 11.92km south of the City of Kenora and is accessed only by water.

The purpose of this application is to sever 2.60 hectare of vacant land from PIN 42150-1064 to be added as a lot addition to PIN 42150-0554. The severed land will be 60.96 metres of frontage and 185 metres of depth with no proposed development.
The receiving lot will have an area of 3.14 hectares. The receiving lot has an existing cabin and an outhouse. The proposed retained lot will have an area of 2.84 hectares. The retained lot currently has a cabin, shed and generator building with no proposed development.
The effect of the lot addition is to increase the size of PIN 42150-0554 and create a boundary adjustment between the two existing with no proposed development.
