I am writing to formally express my strong objection to the proposed 38-story nursing home and seniors Condo development in Buttonville. While I recognize the need for senior care facilities, the scale and density of this project are entirely inappropriate for our community. Below are my key concerns:
1. Excessive Height & Density
- Two 38-story buildings would be completely out of character with our neighborhood, which consists of low-rise homes, historic buildings, and a suburban feelings.
- Such a massive structure would dominate the skyline, creating shadows, reducing sunlight, and harming the area’s aesthetic appeal.
2. Traffic & Infrastructure Strain
- A facility of this size would bring hundreds of additional vehicles daily, including staff, visitors, and medical transport, overwhelming our local roads.
- Current infrastructure (sewage, water, electricity) is not designed to support a high-rise of this magnitude, risking service disruptions.
- Not enough parking space and room for busy traffic. Way too close to surroundings.
3. Noise & Disruption
- Construction noise over several years would severely impact residents.
- Ongoing operations (ambulances, deliveries, HVAC systems) would create constant noise pollution in what is currently a quiet, residential area.
4. Loss of Privacy & Overdevelopment
- The extreme height would invade the privacy of nearby homes, with direct sightlines into bedrooms and backyards.
- The precedent set by this project could lead to further high-rise developments, eroding the neighborhood’s character permanently.
5. Safety & Emergency Response Concerns
- Evacuating a 38-story nursing home in case of fire or medical emergencies presents major challenges.
- Local emergency services may not have the capacity to handle such a large facility.
6. Environmental Impact
- Increased runoff from concrete surfaces could strain stormwater systems.
- Loss of green space and tree canopy would harm local wildlife and air quality.
7. Delays in finishing the project.
- the residents who are planning and waiting to move in are seniors. They maybe pass away before the buildings are built. Their rights and benefits should be respected and protected.
Request for Action
I urge the Planning Commission/City Council to:
- Reject the current proposal due to its excessive scale.
- Consider a low-rise alternative that better fits the neighborhood’s character.
- Hold a public hearing to allow residents to voice concerns.
Please provide a response detailing how these issues will be addressed. I also request to be included in all future discussions regarding this project.
