As a land developer myself, I find the proposed density absurdly void of balance. The strain on public infrastructure in this area is already peaked with the massive growth Oakville has experienced in the last 15 years, north of the QEW.
To add such density in one 8 hectare site only intensifies the pressures on available public space, transit, the QEW and the north/south corridor of Trafalgar Road.
The Province's desire to transform Oakville centre to another high density outlier of the GTA lacks vision to offer diversity in residential communities.
At most, 25% of what is proposed, approximately 1,500 units, may be absorbed to support the desire to see the transit corridor developed to facilitate & support growth of rail transit connecting Niagara to Toronto and eastward.
I advise Ministers to look at Burlington and Hamilton as examples of more medium/high density approved development.
The proposal for this land exceeds anything that even Mississauga has been forced to absorb.
Philosophically, Oakville completely loses its identity with such a proposal.
Not every municipality needs to be the same.
