These TOC plans the Government has proposed overshoot what is "reasonable" so much that it's almost comical.
The Town of Oakville had already prepared a high-density plan that would have provided a significant increase in housing, efficient land use, and proper infrastructure development for the zones in question. In a province with a housing crisis, the developer itself has stated that shovels won't be in the ground for 5 years, with units not available for at least 20! This MZO won't make housing more accessible or affordable to Ontario residents; it will instead ensure that a single developer can sit on land and wait until real estate unit values recover to the point where this mega-density development (with limited services, green spaces, infrastructure, etc.) becomes economical once again.
Do not shove this megadensity plan on Oakville when the Town already has proposed and council has approved an executable plan that will build houses and appartments for people far sooner than 20 years into the future.
