Langstaff and 400 on ramp are already congested, how can you allow the use of the MZO which eliminates the need for a transportation study? We have already traffic grid lock on Langstaff in this area
I agree with the Region of York which opposes this proposal because - introducing new density residential uses on site- specially basis surrounded by employment uses would create an isolated community without close access to typical residential neighborhood uses such as schools, community facilities and walkable in destinations.
this lands abuts the highways 400 on ramp on Langstaff and will interfere with Highway 400 ramp right of way
This has not been allocated a servicing allocation and is seeking to develop the site at a higher density than planned York Region 2022 water and wastewater Master plan so how can you use an MZO which does not require any studies
municipal servicing for this high density proposal have not taken in consideration in the city's Urban water plan so can you use an MZO which requires no studies
I agree with York region which opposes this proposal because it will place upward pressure on land values, discouraging employment of any new businesses.
Region of York has indicated that this site in an identified area of concern due to known high water table conditions and confined artesian aquifer conditions, which would have geotechnical implications on the foundation and building stability so how are you going to allow use of an MZO which will approve this without the appropriate planning studies?????
