Research into residential land availability shows us that there is currently not a shortage. Logically we know that higher density populations around infrastructure eg. transportation and water/sewer/gas lines will keep costs of these utilities and services more affordable than low density sprawl insomuch as there is a tax base to support the costs of construction and maintenance. Therefore, it seems in our best interest to keep the current density targets and not lower them. However, until the cause of the sprawl, that being population growth and over consumption is dealt with, there can be no ultimate resolution to the problem. The human population will continue to expand, to deplete our resources, negatively impact our farmland and ecosystems and drive species to extinction. A fundamental shift in values needs to be considered.
