In Newmarket, where I've lived for close to thirty years, developers take advantage of the low protections in the by-laws to maintain the character of existing streetscapes and neighbourhoods and build monster homes in inappropriate areas.
Often, they willfully take down mature trees and offer a laughably low payment to the town as compensation. At times, perfectly good houses are demolished (even without any salvage taking place beforehand) and replaced with vinyl-wrapped, particle-board palaces.
This has all happened with OMB oversight. The OMB was merely a rubber-stamp to assist developers who appealed against the towns' planning office at the OMB.

Upon examination, these changes would remove any remaining controls on developers and make nonsense of the local town councils' ability to devise and enforce a balanced approach that meets the needs of a growing GTA and maintaining the defining characteristics of established neighbourhoods that have survived to this date.

Please reconsider this proposal.
