This proposed bill has nothing in it that guarantees the development of affordable housing. The incentives it notes for affordable housing are meaningless as developers whom bought land in the Greenbelt at a discount in recent months (because Premier Ford stated these areas would never be developed) will make more money by building expensive, unattainable homes than by building affordable/rent-controlled units. The only apparent benefit from these changes is the reduction in fees for developers. These changes will result in a budgetary shortfall for municipalities which will result in increased property taxes. This plan has the potential for numerous individuals to lose their homes as they will no longer be able to afford their current homes following property tax increases of up to 80% as noted already by some municipalities (Markham). This bill only benefits developers. The fact that developers purchased Greenbelt lands in recent months leading up to the announcement of this bill indicates that there was advanced knowledge of this bill which amounts to racketeering and requires a full investigation before any further proceedings.
