I have many concerns regarding Bill 23; however, today, I will focus on just one point. The Province is under the misconception that, if they propose to quickly build more diverse forms of housing units such as smaller and lower priced garden suites and multiple dwelling units that this will solve the housing crisis. This sounds good in theory; however, it will not happen and affordable housing will not be built.

I worked as a development designer for an engineering and planning consultant for about twenty-five years so I understand how this system works. I have worked for many fine developers over the years and they are in business to maximize profits just like any other business. They are not charity driven. I have also worked as a realtor for several years.

In the past, when developers were required to have their development contain a certain percentage of "affordable" homes, they simply put they simply put their development on hold until there is a change in government and/or policy. They want to maximize their profits by building more expensive housing units.

IF, and it is a big IF, more affordable units were scheduled to be built, they will still be far out of reach for most of the potential home buyers. When people are currently paying high rent fees, making low wages, together with high inflation and greednation, it is next to impossible for them to even save for a downpayment, even if it is a small downpayment. During this time of high interest rates, building supply shortages as well as lack of trades people, this will lead to an increased cost for the builders and they will pass along these costs to the potential home buyer, impacting affordability. The increase in municipal property taxes required to offset the loss of development charges (as proposed in Bill 23) will only compound the affordability issue even further.

The Province plans to trounce on the Greenbelt and remove many of the environmental safety standard regulations and this is irresponsible and will only crease costly and detrimental environmental hazards in the future. More affordable housing is definitely needed; however, environmental sacrifices must not happen. The only ones benefitting from Bill 23 are Doug Ford and his developer friends.
