This submission is made on behalf of 1941 Eglinton East Holdings Inc., the owner of lands municipally known as 1941 Eglinton Avenue East in the City of Toronto (“1941 Eglinton”). 1941 Eglinton is located within the block southeast of the intersection of Eglinton Avenue East and Warden Avenue, bounded by Warden Avenue on the west, Eglinton Avenue East on the north, Prudham Gate on the east and Civic Road on the south (the “SE Eglinton/Warden Block”).

In City of Toronto Official Plan Amendment No. 644 (“OPA 644”), as adopted by City Council at its meeting on June 18, 2023, the SE Eglinton/Warden Block, together with other lands on the south side of Eglinton Avenue East, both east and west of Warden Avenue, has been redesignated from “General Employment Areas” to “Regeneration Areas” and is subject to a proposed new Site and Area Specific Policy 798 (“SASP 798”). Through this submission, we request that the Minister modify OPA 644 by redesignating the SE Eglinton/Warden Block to “Mixed Use Areas”, rather than “Regeneration Areas”, and exclude the SE Eglinton/Warden Block from SASP 798.

The request is more specifically set out within the attached letter dated February 8, 2024, and supported by the attached documents prepared by consultants in various disciplines.
