We agree that there is an urgent need for more housing development BUT the new units must
a) be affordable
b) be focused on multi-residential units
c) be part of a “smart growth policy”
d) not encroach on protected areas
e) not exacerbate urban sprawl
f) not impair the quality of existing neighbouring residential areas
Affordability:
The proposal to have the private sector lead the new housing development is not going to address the affordability issue.
1) The developer will want to make money on its investment.
2) The new units will sell to the highest bidder.
3) The laws of “supply/demand” will dictate market values.
4) Providing infrastructure will add significant costs.
Smart Growth Strategy:
There are regions in the north of the province which are stagnating and desiring to grow while the GTA is suffocating from unfettered growth.
Protected areas:
1) are necessary for maintaining water quality and air quality
2) are necessary for protecting species
3) offer recreation opportunities to the existing neighbourhoods
“Green spaces” are therapeutic!
The Province should:
1) offer incentives for growth in other parts of the province.
2) invest in public housing.
3) protect MORE lands to deter unfettered growth in the GTA.
