The consideration for Additional Residential Units (ARU)s is not a plausible solution to building more homes.
Please accept these comments - not from a NIMBY perspective - but to be practical and realistic.
For existing established neighbourhoods - people are choosing to live in these areas that were approved under the premise of that being a residential subdivision. Adding more units to an already existing area is not in-line with the original intent.
Further to this - neighbourhoods that are established were approved based on many conditions for the purposes of that area - servicing, parking, landscape of the area etc. The idea to add more residential living space to an already planned area will cause many new issues.
This proposal changes the dynamic from residential to multi-residential and therefore will cause much concern among residents who have invested in a proper residence with the expectation to live among same types of dwellings.
If the Government truly wants to solve housing - perhaps look back to the past in the ear of 50s/60s where homes were built more simplistic so that they could be done to a bigger scale. Most of the homes being built today are large 2 storey homes and Government (Provincial/Municipal) should work together to escalate developments that are focused on more affordable - small residential bungalows, multi-residential etc.
Finally, any consideration of the ARU policy should only be applied to new developments so that proper planning can take place to accommodate the extra requirements.
