Both my wife and I are residents of Wasaga Beach and are taxpayers for Wasaga Beach and Simcoe County and the Province and Canada!
So we have many concerns about this project.
-Traffic flow is VERY restricted in this town. River Road is the ONLY way in and out of this town along the Georgian Bay from Elmvale or Collingwood. Having a newly paved 2 lane road was inefficient and short-sighted when parts of River Road and joining Mosley Street join up to a 4 lane road then become a 2 lane road all the way to Beech Road to Collingwood! Too many traffic restrictions. No easy flow! The other alternate route is Highway 26 going through Stayner which is also a 2 lane road. Highway 26 is going to have to become a 4 lane highway from Barrie to Collingwood. One idea is to have Highway 26 loop around Stayner and join up just south of Collingwood. With more residents and vacationers to Wasaga Beach, the accommodation stresses on this small town will be much greater.
-Where will all the additional 3000 proposed housing projects be located? On the beach? On the present parking lots? In the town's vacant lots? Where? We have a problem with traffic flow in the town as it is. Are we going to have a forest of condos instead of beautiful beach?
-Tear out parking lots on the Provincial Park's area on the river spit and let it go back to nature.
-Where are the parking spaces for visitors going to be if all the parking spaces are going to be developed for housing and hotels? Most are day trippers and do not pay town accommodation taxes.. They go home at night and we residents have to cover garbage collection and maintenance costs of the beaches and roads. And they leave all their dirty diapers and garbage for us residents to pay for in our high taxes! Have an admission charge for day trippers for picking up garbage and road maintenance.
If the Marriott Hotel is being built, how much are daily rates going to be? If the rates are over $150 per night, it's going to be too expensive for the average person to afford these rates.. And they'll just go home! Or go somewhere else.
-Parking garage is to be built? Is it underground or multilevel? Is there a bylaw prohibiting multistory buildings? The water table is quite high in this area. It will be very expensive to build an underground parking garage!
-What type of barrier is being built to separate the road from the beach? Wood?" or Concrete? All the way along the Beach for 14 KMS.??? Crazy!
-If Wasaga Beach is to be world class, we are going to have fulltime summer lifeguards on the beaches?
-Is all the Provincial Park on Blueberry Trail going to be left as a park or be developed?
Short term rentals and AirBnBs are degrading our areas as they don't clean up their properties and the grassy lawns are just weed fields. There appear to be NO responsible land owners or absentee landlords looking after their properties which degrade and devalue our permanent properties. When the rental properties are left unoccupied for days, they are susceptible to break ins and destruction which affects our property values.
-Much more taxpayer involvement is going to be needed!
