This is legislation that should not be passed. First and foremost we have regulations to protect our sensitive lands from development. The resulting effects following the introduction of this bill will decimate the value on due process and regulations from developers. We cannot take away important regulations that are put in place to protect and provide adequate timelines for consultation with communities and environmental assessments.
The resulting effects of building more and faster is not an appropriate policy change to help people purchase homes, we need affordability not more town homes and condos with immensely high price tags. These complexes are owned by real estate management corporations charging people obscene condo fees. Most Ontarians do not wish to live this way. This is the recipe for disaster. We would also like to see a cap on home sale prices from developer to first time buyer, town-homes do not cost $700,000 to construct one unit. Regulation in this area is paramount.
We are already experiencing record-high development levels and the proposed reduction and freezing of costs for development companies is not going to make homes any cheaper. Charge corporations the appropriate charges as it is an expense for them to work here, the development will happen here regardless, so don't give unnecessary tax breaks.
Leave the decisions to Municipalities and provide additional investment to them so they may make a more directed growth of their cities. Support them and create a working relationship to tackle regional planning goals in conjunction with Ontario and municipal planning goals prioritizing connectivity.
