The government’s consultation rightly focuses on improving housing choice and affordability by addressing lot size restrictions. Ontario can achieve this by removing minimum lot sizes on serviced urban land and replacing them with measurable form standards.

I support the elimination or significant reduction of minimum lot size regulations. As mentioned in the policy review, Tokyo, Japan, allows all types of build forms of housing. This encourages the market to provide a variety of homes to the public.

I strongly support the Province's intention to reduce/remove lot size restrictions. This is very long overdue, and will unlock the potential for individual homeowners to subdivide and create new low rise housing options for people in serviced areas.

I fully support eliminating minimum lot sizes on fully serviced lots. It would allow for smaller housing forms that can accommodate families. It could help bring land costs down by getting more houses on what otherwise would be a larger single family home.

Minimum lot sizes cannot be looked at in isolation. Need to also remove lot coverage requirements, and use yard setbacks and OBC requirements to create spatial distances between residential buildings.
For considerations about minimum lot size, Staff note that the minimum lot area for a one-unit detached dwelling is currently as low as 340 square metres, which is relatively small when compared to the range of sizes identified by the Ministry of Municipal Affairs and Housing (MMAH).

I support the complete abolition of minimum lot sizes and minimum frontages. These regulations increases land consumption of human activity which causes habitat loss. Additionally, the increased resource consumption also reduces housing affordability.

Maximum Floor Area Ratio
Maximum Floor Space Index
Maximum Lot Coverage
